NILES, Ohio (WKBN) – Why are there so many hotels in the Niles-Warren area?
That is the question we asked those in the hotel industry.
With three hotels — the Holiday Inn Express, Fairfield Inn and Residence Inn — within a one-and-a-half mile radius of one another, and one more on the way — the Hampton Inn and Suites — it doesn’t seem probable that business would be supported in the area.
But hotel experts say the area surrounding the Eastwood Mall is prime real estate for this type of business.
“This really was at the right place, at the right time, and according to our hotel experts, they seem to think there is room for even more growth,” said Cafaro Company Director of Corporate Communications Joe Bell.
Before the Residence Inn was built adjoining the mall, the Niles area hadn’t seen a new hotel in 10 years. Bell said the extended stay hotel rents all of its rooms almost every night, targeting those who will stay more than just a couple of nights.
The same company that owns that hotel is building a new one right across the street.
Dave Mangus, area director at TMI Hospitality, said Hampton Inn guests will stay one or two nights and pay less than those at the Residence Inn, targeting an entirely different market.
“Our Residence Inn that we opened there has done phenomenal, and really, we thought to bring a brand-new Hilton product into Trumbull County is just really going to be a slam dunk, I think,” he said.
The oil and gas industry and engineers coming to work at General Motors have helped fill up rooms. But Bell says there are many interesting factors that draw people to stay in the area.
“Believe me, TMI, the owners of this hotel, would not be putting up another hotel if they didn’t think there was a demand,” he said.
Staff at the nearby Fairfield Inn and Holiday Inn declined to comment on their business, but Trumbull County Tourism Bureau Executive Director Stephanie Sferra said the new hotels are just replacing the hotels that the area has lost throughout the years, like the Ramada Inn and the Metroplex on Belmont Avenue. That led to a loss of about 400 rooms, she said.
“With the new hotels coming in, that’s only going to replace them. So there really isn’t a boom in the area when you look at the Trumbull County hotels compared to the Mahoning County,” she said.
According to the Trumbull County hotel tax revenue report, hotels have already brought in $9,000 more in tax revenue than this time last year.
